QuickDock™ Solution

Raynor’s patent pending QuickDock is engineered to decreases downtime and increases safety during repairs and maintenance. It comes complete with preassembled, palletized sections and the counterbalance assembly is mounted only 16” above the header. QuickDock is available on orders of 36 doors or more.

Pass Door

Pass doors conserve energy by allowing entry door access without the full operation of the garage door and minimize wear and tear by conserving cycle life. *Some options may be limited to door size or model.

Reduced Airflow

Dual vinyl barriers dramatically reduce air infiltration. A true thermal break prevents heat loss and eliminates any metal-to-metal contact between surfaces.

Maximum Thermal Protection

Energy-saving polyurethane foam insulation is used to deliver exceptional thermal efficiency.

Rugged Hardware and Springs

The ThermaSeal TM220 door comes packaged with the right combination of long-lasting hardware, track, and springs to precisely match your door’s size and application.

Choice of Windows

Select either 24″ x 8″ (shown), 24″ x 12″, or 34″ x 16″. ThermaSeal doors are also available with aluminum fullview window sections. Choose from a variety of insulated glass, acrylic, tempered, and polycarbonate styles to suit any application.

High-cycle Counterbalance Systems

For reliable operation in high traffic areas, choose high-cycle torsion springs with 25,000, 50,000, or 100,000-cycle life.* For reduced maintenance and ultra-smooth operation in heavy-use applications, choose a weight counterbalance system.*

Customized Track and Hardware Systems

Track systems are supplied to fit special clearances, inclines, or contour applications. Hardware and track systems can be designed to fit any need. Additional trussing is available for special wind loading applications. A QuikClip™ pre-assembled track option is also available.

Secure Locks

In applications where control and access are important, choose from a variety of locking options to help keep your building secure. Locks come in both inside and outside variations.

Carbon Monoxide Vent

Allows you to channel fumes to the outside when the door is closed. Available in a variety of sizes.

Removable Center Posts

Carry-away and swing-up options are available for extra-wide openings. Ideal for agricultural or airplane hangar applications.

IECC Requirements Package

The International Energy Conservation Code (IECC) requires building components to meet minimum U-factor and Air Infiltration rates. This option will ensure the TM220 will exceed the latest IECC standards by using the required header and jamb seals and track mounting. Windows, exhaust ports, and pass doors cannot be used.

DASMA TPV Program

The DASMA Thermal Performance Verification Program is a voluntary program to certify and verify the thermal performance ratings of sectional door products using third-party testing and inspection. The U-Factor on this model is verified through the DASMA TPV

ThermaSeal Series Warranty

Door Sections:

Raynor® warrants the door sections against defects in material and workmanship, and deterioration due to rust-through for ten (10) years from date of delivery to the original purchaser. Raynor also warrants the door sections against delamination of the polyurethane foam insulation from the steel skins for ten (10) years from date of delivery to the original purchaser. Window components are warranted against defects in material and workmanship for one (1) year from date of delivery to the original purchaser.

Hardware:

Raynor® warrants all hardware against defects in material and workmanship for one (1) year from date of delivery to the original purchaser.

Springs:

Raynor® warrants springs against defects in material and workmanship for one (1) year from date of delivery. The limited warranty for special high-cycle springs is prorated by percentage of cycle use, and must be determined by the use of a non-resettable cycle counter.

ColorWave™ Paint System:

Raynor provides a five-year warranty for the ColorWave Paint System (exterior only) against chipping, cracking, and peeling (loss of adhesion) from the date of delivery to the original purchaser. This warranty covers defects in materials and workmanship under normal use and proper maintenance. Please note that fading, as well as chipping, cracking, or peeling caused by dents or scratches, are not included in this coverage. Additionally, for doors made with polyurethane insulation, a solar reflective paint formulation is required to maintain the warranty. Ordering a color that does not meet this requirement will void the warranty for the ColorWave Paint System. Field applied paint is not covered by this warranty. This warranty applies only to the original purchaser and may be subject to inspection before approval of any claim.

Warranty Limitations and Exclusions:

Under the terms of this limited warranty, for any door components that are found to be defective upon inspection by authorized Raynor personnel, Raynor will, at its option, repair or replace the defective door components. Labor charges for the installation or repairs shall be the responsibility of the consumer and must be performed by an qualified installer. This warranty applies only to door systems that are professionally installed by an authorized Raynor Dealer.

This limited warranty extends only to the original purchaser, provided the door is installed in the original purchaser’s place of business. This limited warranty is not transferable.

This limited warranty does not apply to black, charcoal, slate, and iron ore steel colors used on Raynor EnergyCore series, ThermaSeal Series, Commercial Country Manor and Commercial Aspen series doors when installed in areas experiencing extreme heat for prolonged periods of time. The result of these environmental conditions can elicit a failure of the polyurethane core of the door. The warranty also excludes doors which have been field painted where the paint does not include a solar reflective additive.

This limited warranty does not apply to any damage or deterioration to the door caused by abuse, negligence, missing components, accidents, use of pressure washers, dents or scratches. It also does not apply to damage or deterioration caused by saltwater coastal areas, hazardous or corrosive chemicals and fumes including, but not limited to, alkaline, acids, muriatic acids, road salt or salt environments, harsh cleaning agents, and fertilizers. Shavings from trolley rails not properly removed and cleaned from the exterior door surface causing rust are not covered by this warranty. Failure to provide proper maintenance voids this limited warranty. Field applied paint failure is not covered by this limited warranty. Refer to the Care and Maintenance Instructions and Painting Instructions.

This limited warranty does not apply to damage caused by fire, an act of God, accident, vandalism or graffiti. Damage or deterioration caused by saltwater coastal areas (within two miles), hazardous or corrosive chemicals and fumes including, but not limited to, alkaline, acids, muriatic acids, road salt or salt environments, harsh cleaning agents, and fertilizers is not covered by this limited warranty.

This limited warranty does not apply to building damage caused by moisture infiltration through or around the door. A garage door system is water resistant, but not waterproof. When a garage door system is properly assembled, installed, and maintained the risk of significant water infiltration is low.

Raynor shall not be liable for any consequential or incidental damages.

ALL OTHER WARRANTIES, EXPRESS OR IMPLIED, INCLUDING ANY WARRANTY OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE, ARE HEREBY EXPRESSLY EXCLUDED.

Some states do not allow the exclusion or limitation of consequential or incidental damages, so the above limitation or exclusion may not apply to you.

Claims for defects in material and workmanship covered by this warranty shall be made in writing with proof of purchase and photographs of the product in question to the dealer from whom the product was purchased or call Raynor at 1-800-4-RAYNOR within the warranty period. Raynor may choose to have the product returned for inspection.

This limited warranty gives you specific legal rights. You may also have other rights, which vary from state to state.

When Unified Resources needed to create functional office space inside an active warehouse without sacrificing valuable operational square footage, they partnered with DockStar Industrial for a fully customized prefabricated warehouse office solution. The project called for a large-scale modular office buildout that would provide multiple private offices, a conference room, and a break room—all while maintaining warehouse efficiency and minimizing disruption to the existing facility footprint. DockStar designed and supplied a complete in-plant office system tailored to the customer’s operational needs, creating a modern administrative workspace inside the warehouse while preserving critical storage and workflow areas.

When a fast-moving industrial facility identified aging dock equipment, damaged doors, and outdated safety systems creating operational risk across multiple loading positions, they partnered with DockStar Industrial for a complete loading dock modernization project. Rather than replacing isolated components one at a time, the customer chose to complete a full dock renovation—upgrading every major piece of dock equipment across the affected loading positions to improve safety, efficiency, appearance, and long-term reliability. The result was a fully integrated dock package featuring new dock seals, vehicle restraints, communication lighting, dock accessories, and coordinated installation support designed to bring the entire dock system up to modern operational standards.

At busy service and distribution facilities, dock doors aren’t just building components—they’re critical operational assets. When doors begin showing signs of wear or become unreliable, it can slow operations, increase maintenance costs, and create safety concerns for employees working around the dock area. Earlier this year, DockStar partnered with a Northeast commercial facility to replace multiple aging dock doors with new heavy-duty sectional steel doors designed to support daily operational demands.
