Project Overview:

DockStar Industrial is currently working with a commercial construction team on a dock door upgrade project at an industrial facility in Huntersville, North Carolina. The project centers around replacing aging dock doors and track systems with new, properly sized sectional doors designed to support daily warehouse and distribution activity.

From the start, the customer wanted more than just pricing. They needed confidence that the doors being specified would fit the building correctly, operate smoothly, and hold up over time in a working dock environment. Stage 1: The Challenge

The existing dock doors showed visible wear and inconsistent operation. Track systems were outdated, door components had reached the end of their service life, and several openings required updated configurations to match how the facility actually operates today.

Because the project involved multiple dock positions, accuracy was critical. Door sizes, lift types, and overhead clearances all needed to be verified in the field to avoid costly adjustments during installation. The customer also wanted to ensure the new doors would be durable enough for frequent use while minimizing future maintenance.

Stage 2: On-Site Evaluation & Product Assessment

Dan conducted a detailed site visit to review each dock opening individually. He measured door widths and heights, evaluated headroom and side room clearances, and documented existing conditions with photos to support accurate quoting and engineering review.

Based on the field evaluation, DockStar developed a scope that included replacing multiple dock doors with new insulated sectional doors and installing new track systems designed for the building’s layout. The proposed doors were sized to match the existing openings while improving overall reliability and ease of operation.

Stage 3: The DockStar Solution

Using the verified site measurements, DockStar prepared a detailed proposal outlining the removal of existing dock doors and tracks and the installation of new sectional dock doors with updated hardware and track systems. The scope was structured clearly so the customer could see exactly what was being replaced and how each dock position would be addressed.

Rather than forcing a one-size-fits-all approach, the proposal reflected real conditions observed during the site visit. Each door opening was treated as part of a complete dock system, ensuring proper fit, smooth operation, and long-term durability.


Current Status:

The project is currently in the proposal and coordination phase. Dan continues working closely with the customer and construction team to finalize specifications, scheduling, and installation planning.
